I currently use the regression analysis as al tool in many of my traditional appraisals. It assist me in supporting adjustments and my indicated values.
While there is no substitute for having a complete appraisal done. I now offer a alternative method of determining value. This approach allows lenders, real estate agents and attorney to have a more general indication of value determined. No always as accurate but might meet their specific requirements.
Appraisal Management Companies such as “The National Valuation Services” utilize this program to provide reports in which the lender requires something less than a full appraisal or to provide checks on appraisals completed by other appraisers.
