It seems everyone has a different review process, developed around the diverse needs of our clients in the real estate evaluation field. Yet it comes done to two choices:
- A desk review in which the review appraiser takes a look at what the client has provided as an appraisal or other value indicator, and reviews it for consistency, accuracy and support for its conclusions.
- A field review in which the review appraiser is provided a value indication product and then goes into the field to inspect the subject and comparables and reviews the report again for consistency, accuracy and support for their conclusions.
While these two types of analysis can be done with different constraints or different requirements, they are both the same in that has the appraiser or evaluator provided an accurate and unbiased report?
Reports can be done retrospectively, or on current market conditions, yet regardless the important thing in a review is that comparing differences in opinion. The reviewer needs to review facts that can be substantiated by the market at the time of the original appraisal was completed.
The demand for review appraisals has been increasing since the implementation of the HVCC and lenders, homeowners, real estate agents, buyers and sellers are looking for an unbiased second opinion.
